If you’re planning to buy a home in Italy, understanding the country’s property taxes is just as important as choosing the right view. Taxes vary depending on whether the home is your primary residence (prima casa) or a second residence (seconda casa).

Primary Residence (Prima Casa)

When you declare the property as your main home—and register residency in that municipality within 18 months of purchase—you benefit from reduced taxes:

  • Registration Tax (Imposta di Registro): 2% of the property’s cadastral value (valore catastale), with a minimum of €1,000. One-time payment at the time of sale.

  • No Annual IMU: The main home (except luxury categories) is exempt from the IMU municipal property tax.

  • TARI Waste Tax: Applies to all properties, covering garbage collection.

Second Residence (Seconda Casa)

For holiday homes, rentals, or investment properties, taxes are higher:

  • Registration Tax: 9% of the cadastral value. One-time payment at the time of sale.

  • Annual IMU: Paid twice a year (usually in June and December), calculated using the cadastral value multiplied by a rate set by the municipality (often 0.4–1.06%).
