Energy Classes in Italy: What Foreign Buyers Need to Know
If you’re considering buying property in Italy, you’ll quickly notice every listing includes an energy class rating—from A4 (most efficient) down to G (least efficient). Many older homes, especially rustic farmhouses and village houses, are rated Class G, meaning they’re charming but costly to heat and cool.
What the Classes Mean
The energy class measures how efficiently a property uses energy for heating, cooling, and power. Class A homes are modern and insulated; Class G homes are often drafty, uninsulated, and expensive to maintain.
The 2030 Rules You Shouldn’t Ignore
Under new EU regulations (the “Green Homes Directive”), Italy must improve the energy performance of its housing stock:
By 2030, homes must cut primary energy use by at least 16%, with further reductions required by 2035.
F and G class homes—the worst-performing—are specifically targeted for upgrades.
New homes built after 2030 must be zero-emission, while public buildings face that requirement earlier (2028).
While enforcement details will vary by region, the big consequence is clear: low-rated homes will lose value and market appeal if not upgraded. Exceptions are expected for historic buildings, second homes used less than four months per year, or properties in protected zones. But it’s likely that class G and F homes cannot be sold or rented unless they are upgraded.
Why Upgrades Matter for Buyers
Foreign buyers often fall in love with Class G properties. The good news? Renovations—like insulation, double glazing, efficient heating, or solar panels—not only cut bills but also improve your home’s rating, boosting comfort, resale value, and compliance with future rules. Proactively upgrading to at least Class E or D can protect your investment, and may even help you qualify for incentives.
Final Tip
Don’t be discouraged by a low rating. Think of it as potential: with smart upgrades, your Italian dream home can become a smart, future-proof investment.
