If you’re buying property in Italy, one of the most important steps you’ll encounter is the rogito notarile — the final deed of sale that officially transfers ownership from seller to buyer. It’s a big day, both legally and emotionally, and it’s where your dream home in Italy finally becomes yours.

What Exactly Is the Rogito?

The rogito is the final contract, signed in front of a notary (notaio), a neutral public official who ensures the sale complies with Italian law. The notary verifies ownership, checks for debts or liens, confirms tax compliance, and records the transaction in the public registry. Once it’s signed, stamped, and registered, the property is legally yours, so be prepared to walk out with the keys to your property.

What Happens That Day

At the signing, the buyer pays the remaining balance (often via a bank draft or certified transfer), and both parties review the contract line by line. If you don’t speak Italian, a certified translator or bilingual notary must be present. You’ll also pay notary fees and any remaining taxes at this stage.

Do You Have to Be There?

Not necessarily! If you can’t travel, you can grant a power of attorney (procura) to a trusted representative—often your lawyer or agent—to sign on your behalf. The document must be notarized and, if done abroad, legalized with an apostille.
